Under the pines
Pressure Washing in The Woodlands, TX
The Woodlands was built to keep the forest, and it worked. The same pines that shade your street also drop pollen and needles on everything under them, and the shade keeps mildew growing long after the rain stops.

Why Homes Here Need a Little More Upkeep
When The Woodlands opened its first village, Grogan's Mill, back in 1974, the idea was to tuck homes into the forest instead of clearing it. More than fifty years later, that's still what sets it apart from the rest of the Houston area.
It's also why the outside of a house here gets dirty faster than you'd expect. Tall pines mean less sun on your roof, your siding and your driveway. Surfaces that stay shaded stay damp, and damp surfaces are exactly where mildew, algae and moss like to grow. Add a heavy pollen season and a steady drop of needles, and a house that looked great two years ago can start to look tired.
Most homes here also come with deed restrictions, so a green north wall or a stained driveway is the kind of thing that can earn a reminder. A regular cleaning takes care of it before it ever comes up.
What the forest leaves behind
Where the Pines Hit a House Hardest

The Yellow Season
Every spring the pines put out enough pollen to turn cars, patio furniture and window sills yellow. It settles into the texture of your siding and dries onto the glass, and a garden hose mostly just moves it around.
Once the season's over, a house wash and a window cleaning clear it off until next year's pollen season. That's why it pays to schedule both for late spring.

Needles in Every Gutter
Pine needles are thin enough to slip into places leaves can't, and once they're wet they mat together into a dam. They pile up in roof valleys too, where they hold water against the shingles and give moss a place to start.
A gutter cleaning after the needles come down, paired with a roof wash when the streaks show up, keeps the water moving the way it's supposed to.

Shade That Never Dries
Walkways, pool decks and driveways that sit under the canopy grow a dark film that turns slick after a rain. It's the kind of thing you stop noticing until somebody slips on it.
We pressure wash the concrete back to its color and soft wash anything that can't take the pressure, like painted surfaces and older pavers.
Timing it right
A Year Under the Pines
Pine pollen usually shows up in late winter and hangs around into April, and the needles come down heaviest in the fall. Here's when each kind of cleaning does the most good.
Best time, right after the pollen or the needle dropGood time for a wash or a maintenance visit
Late winter into April
Pollen season. It's worth holding off on washing the house and the windows until the yellow stops falling.
May and June
The cleanup window. Once the pollen stops, it's a good time to wash the house and the windows.
November and December
Right after the needle drop. Gutters and roof valleys need clearing, and it's a good time to get the house looking sharp before the holidays.
All eight villages
From Grogan's Mill to Creekside Park
We work all over The Woodlands. The older villages, like Grogan's Mill and Panther Creek, have the tallest trees and the most shade, so roofs and driveways there tend to collect the most growth. The newer villages, including Creekside Park across Spring Creek, have newer homes that stay easy to keep clean if you start early.

Common questions
Pressure Washing Under the Pines: Common Questions
I got a deed restriction notice. Can you help?
We can. Let us know what the notice says and when it needs to be taken care of, and we'll quote exactly what it takes to clear it.
When's the best time to wash my house here?
Once the pine pollen is done, which is usually by the end of April. Wash before that and you'll be looking at yellow siding again a few weeks later.
Will soft washing hurt my trees and beds?
We're careful around your landscaping, and the solution we use for soft washing is biodegradable. Let us know if there's anything you're especially protective of.
Should I clean the gutters or the roof first?
The roof, since whatever washes off it can end up in the gutters. If both need it, mention it when you ask for a quote and we'll price them together.
