Soft washing for homes and buildings

House Washing and Building Washing in Spring, TX

Mildew, algae and a coat of yellow pollen come off your siding, brick or stucco with a low-pressure soft wash that won't chip paint or force water behind the walls.

Why it happens

Why Houses Around Here Turn Green on One Side

If you've noticed a green or black film creeping up the north wall of your house, or along the eaves where the sun never quite reaches, you're looking at mildew and algae. Houston's heat and humidity give it everything it needs, and the shade from all the pines and oaks in Spring and The Woodlands keeps those walls damp long after a rain.

Then pollen season comes and leaves a yellow layer on top of it. Left alone, that growth works its way into the texture of stucco and the seams of siding, and it starts to make a well-kept home look older than it is.

A soft wash takes care of it at the source. The cleaning solution kills the mildew and algae instead of just knocking the top layer off, so your house stays clean a lot longer than it would after a quick blast with a pressure washer.

Soft Washing vs. Pressure Washing Your House

Both use water, but they work in completely different ways, and only one of them belongs on the walls of your home.

Soft Washing

What we use on your house

  • Low pressure, closer to a garden hose than a pressure washer, so it's safe on vinyl, brick, stucco and painted wood.
  • A cleaning solution does the work and kills mildew and algae down to the root.
  • Reaches second-story walls at low pressure, so the upper siding gets the same gentle clean as the first floor.
  • Biodegradable cleaners, and we're careful around your flower beds, pets and patio furniture.

High-Pressure Washing

Why we keep it off your walls

  • Can etch stucco, gouge soft wood and strip paint right off the trim.
  • Drives water up behind lap siding and around window frames, where it can't dry out.
  • Knocks off the top layer of growth but leaves the roots, so the green comes back in a few months.
  • Great for concrete, which is why we save it for your driveway and walkways.

What we wash

Every Kind of Exterior, Cleaned the Way It Should Be

We look at what your house is made of before anything gets sprayed, because brick and vinyl don't want the same treatment.

Vinyl Siding

The chalky film and the green streaks under the eaves rinse away without loosening a single panel.

Brick

Mortar joints hold onto mildew, so the solution sits long enough to clean them before we rinse.

Stucco

It's porous and easy to damage, which makes it the surface that needs a soft wash most of all.

Painted Wood and Trim

Fascia, soffits and wood trim get cleaned without lifting the paint you paid good money for.

Stone and Fiber Cement

Stone accents and cement board siding come clean without the stripes a high-pressure tip can leave behind.

Commercial Walls

We wash storefronts, concrete walls and painted block on offices, shops and apartment buildings.

How a house wash goes

From First Look to Final Rinse

  1. 1

    We Look It Over

We walk around the house, check the siding and trim, and note anything that needs extra care, like loose boards or a delicate plant bed.

  2. 2

    We Pre-Treat

The cleaning solution goes on at low pressure and gets a few minutes to break down the mildew, algae and dirt.

  3. 3

    We Soft Wash

We work from the top down so dirty water never runs over a section that's already clean.

  4. 4

    We Rinse and Check

Everything gets a thorough rinse, and if you're home, we'll look it over with you before we pack up.

Common questions

Questions About House Washing

How often should I have my house washed?

For most homes around Spring and The Woodlands, once a year keeps things looking good. If your house sits under heavy tree cover or one side never gets direct sun, that side may start turning green again a little sooner, and we'll tell you honestly if we think that's the case.

Is soft washing safe for my plants and my pets?

We use biodegradable cleaning products, and we're careful about where the solution goes while we work. We watch where the solution goes around your beds and shrubs. It's a good idea to keep pets inside until everything's rinsed.

Can you wash a two-story house?

Yes. Soft washing reaches the upper walls of most two-story homes from the ground, and we'll tell you if any part of your house needs a different approach.

Does a house wash clean my windows too?

The wash rinses the outside of the glass along with the walls, but it isn't the same as a real window cleaning. If you want spotless windows, have us do the house first and the window cleaning right after, so the dirt coming off the siding doesn't end up on freshly cleaned glass.

How long does it take?

It depends on the size of the house and how long it's been since its last wash, and we'll give you an idea of the timing when we price the job.

Do you wash apartment complexes and commercial buildings?

We do, from single storefronts to multi-family communities. Send us the details through the commercial quote request and we'll put together a plan that fits around your tenants or customers.
