Restriping, layouts and new construction
Parking Lot Striping in Houston, TX
Faded stall lines make a lot look neglected and make traffic harder to read. We restripe existing lots, lay out new ones from blueprints and paint the ADA spaces, fire lanes and arrows that keep people moving safely.
What we offer
Three Kinds of Striping Jobs
Restriping Your Lot
We repaint the existing layout right over the old lines, so faded stalls, arrows and fire lanes are crisp and easy to read again.
Layout From Blueprints
For new construction, we take the site plan and lay the lot out exactly as it was designed, stall by stall.
New Lot Layouts
If your lot isn't working the way it should, we'll help you develop a new layout that improves traffic flow and parking.

Reading a striped lot
Everything We Paint, and Why It's There
Stall lines
The white lines that tell drivers where to park and keep cars spaced so doors can open.
ADA spaces and access aisles
The accessible stalls, the striped aisles beside them and the symbol painted in each space.
Fire lanes
The red curbs and lane markings that keep emergency access open in front of the building.
Arrows and stop bars
The markings that keep traffic moving one way through the drive lanes and stop it where it should.
Crosswalks and hatching
The striped areas that show people where to walk and drivers where not to park.
Accessible parking
ADA Spaces Done Right
Accessible parking isn't just a blue square in the closest spot. The number of spaces, the width of the access aisles and how they connect to the entrance all have to work together, and when they don't, it's the people who need them most who pay for it.
If you're a property owner, we'll work with you to improve the lot with safe, well-marked parking that meets ADA requirements.
Why property owners keep their lots striped
- First impressions. A freshly striped lot looks cared for, and that matters a lot to tenants who lease space from you.
- Safety. Clear lanes, arrows and crosswalks keep cars and people out of each other's way.
- Capacity. Faded lines lead to sloppy parking, and sloppy parking wastes spaces.

Our striping roots
All Service Striping Is Part of Jade
Clean Curb Appeal, the company that's now Jade, acquired the assets of All Service Striping, along with Aqua Aces and Aces Commercial Services. Today the striping, washing and lot maintenance all run under one name.
How often should a parking lot be restriped?
Most lots need it every couple of years, sooner if they see heavy traffic or a lot of sun. If you can't easily read the lines from the drive lane, it's time.
Do we have to close the whole lot?
Usually not. Fresh paint needs a little time to dry before cars drive on it, so we stripe a section at a time and leave the rest open for parking.
Should the lot be cleaned or sealed before striping?
Paint holds best on a clean surface. If the asphalt is due for it, sealcoating first and striping after gives you a lot that looks brand new. At the very least, a pressure wash before restriping helps the paint last.
Can you change the layout of our existing lot?
Yes. We can take the old lines off and lay the lot out a new way. Our pavement marking removal page explains how we take the old markings off.
Who do you usually work with?
Property owners, property managers, general contractors and HOAs, from a single restripe to a new lot laid out from the plans.
