Pressure Washing in Benders Landing

Benders Landing is built around four big stocked lakes, a network of trails and a clubhouse with a pool and a splash pad. All that water and shade makes it a great place to live, and it gives mildew and algae plenty of damp surfaces to grow on.

What All That Water Does to a House

If your home backs up to Lake Liberty or one of the other lakes, or sits along a wooded stretch of trail, the air around it stays damp longer than it would on an open street. The back fence, the patio and the walls that face the water are usually the first to pick up a green film, and the shady side of the roof isn't far behind.

Wood fences take it especially hard. Once mildew works into the grain, the boards go gray and start to soften. A cleaning and a fresh coat of stain bring the color back and help the wood shed water again.

Patios and pool decks get slick too, and an algae-covered deck next to a pool is an easy place to slip.

What We Clean Around a Lake Home

The Back Fence

We wash off the gray and the mildew, then stain the boards to protect them. Loose pickets and leaning posts can be repaired while we're there.

Patios and Pool Decks

Coated, stamped and paver decks get cleaned at a pressure they can handle, so the finish stays put. Here's how a pool patio cleaning goes.

Siding and Roof

A low-pressure soft wash takes the green off the walls that face the water and the streaks off the roof.

Clubhouses, Pool Decks and Common Areas

A community built around amenities has a lot of shared surfaces to keep clean, from clubhouse walls and pool decks to entry monuments and the sidewalks that tie it all together. Those are the same kinds of jobs we handle for commercial properties.

If you serve on a board or manage a community like this one, send us the details through the commercial form and we'll put together a quote, including a regular schedule if that's what you need.

Common questions

Lake Home Questions

How far are you from Benders Landing?

Not far at all. Benders Landing is part of Spring, on the Montgomery County side, and Spring is where we're based.

My fence faces the lake and it's turning gray. Can it be saved?

Usually, as long as the boards are still solid. Cleaning takes off the gray and the mildew, and staining protects the wood afterward. If a few boards or posts are past saving, we can replace those too.

Do you work on the Harris County side of Spring too?

Yes. We work all over Spring, on both sides of Spring Creek, so it doesn't matter which side of the line your house is on.

Is it safe to wash so close to the water?

We use a biodegradable solution for soft washing, and we pay attention to where the rinse water runs, especially near a lake, a pond or a pool.
