Parking Lot Cleaning in Spring, TX

Oil drips, gum, tire marks and grime turn a parking lot dingy fast, and it's the first thing your customers and tenants see. We pressure wash lots, garages and curb lines so your property makes a better first impression.

Why it matters

Customers See the Parking Lot Before They See You

Long before anyone walks through your door, they've pulled in, parked and walked across your lot. If it's covered in black oil spots, flattened gum and a gray film of grime, it sends a message about the property that's hard to undo once they're inside.

It's more than looks, too. Oil and fluid leaks make the surface slick when it rains, which is the last thing you want where people are walking. And the residue that builds up on concrete and asphalt breaks the surface down over time, which means repairs and resurfacing show up sooner than they should.

A thorough pressure wash takes care of both problems, and keeping it on a regular schedule keeps you ahead of them.

What we clean up

The Mess That Builds Up on a Busy Lot

Oil and Fluid Stains

The dark spots in every stall, where cars sit and drip day after day.

Gum

Flattened black dots by the entrances that a broom will never touch.

Tire Marks

Scuffs in the drive lanes and turns where traffic stops and pulls away.

Spills

Drinks, food and fluids that soak into the concrete and leave dark patches behind.

Under the Trees

Leaf stains, sap and droppings under the trees and light poles around the edges.

Garage Decks

Parking garage floors that collect years of grime with no rain to rinse them.

How we do it

Equipment Built for Big Lots

1

Surface Cleaners on the Flat Areas

A wand alone leaves stripes on a big lot. Our crew runs rotary surface cleaners across the open areas, which spin the pressure evenly over the concrete and leave a clean, consistent finish from one end of the lot to the other.

That's how we handle parking garage decks too.

Trucks and Hose Reel Trailers

Our trucks tow trailers set up with hose reels and the rest of the equipment a commercial lot needs.

Curb lines, sidewalks and entrances get detailed with a wand after the big areas are done.

Common questions

Parking Lot Cleaning Questions

Property managers usually want to know the same handful of things before they schedule. Here are the answers.

How often should a parking lot be pressure washed?

It depends on the traffic. A busy retail center or restaurant may need it far more often than a quiet office lot. We'll look at how fast yours gets dirty and suggest a schedule that makes sense for it.

Do you clean asphalt lots or only concrete?

Both. Oil, gum and grime build up on asphalt lots the same way they do on concrete, and we clean both.

Will the lot have to close?

Not if we can help it. We can work in sections or come after hours so the lot stays open while you're doing business.

Can you get oil stains out of concrete?

Fresh stains usually come out well with pre-treatment. Older stains that have soaked deep into the concrete often lighten a lot without vanishing, and we'll be honest about what to expect.

Should the lot be cleaned before it's restriped?

Yes. Paint and sealer stick much better to a clean surface, so we wash first and then stripe or sealcoat.
