Driveways, patios and walkways

Pressure Washing in Spring, TX

Concrete can take high pressure, and it usually needs it. We use commercial-grade equipment to strip the oil, mildew and years of grime off your driveway, sidewalks and patio, so they look close to the day they were poured.

How We Price a Driveway

Your quote is based on the square footage of the driveway, and that's it. The sidewalk, the walkway up to the door, the curb and the front porch are included at no extra charge.

So you won't get nickel-and-dimed for every slab between the street and your front door, and you'll know the full price before we unload a single hose.

What we pressure wash

Hard Surfaces Around Your Home

If it's concrete, stone or pavers and it's outside, there's a good chance we can get it a lot cleaner than it is right now.

Stains we go after

Not Every Stain Comes Up the Same Way

Our crew is trained to tell one stain from another, because what lifts oil won't touch rust, and what works on mildew won't touch mud.

Oil and Grease

The dark spots under where the cars sit get pre-treated so the oil lets go before the wash.

Mildew and Algae

The green and black film on shaded concrete is slick when it's wet and comes back fast if it's only rinsed.

Rust

Orange marks from sprinklers, furniture and fertilizer need their own treatment, and we'll be honest about what will come out.

Tire Marks

Hot tires leave black marks on a driveway, and the right pressure and cleaner lifts them without scarring the surface.

Dirt and Mud

Runoff from the yard stains the edges of driveways and walks, especially after a long rainy stretch.

Everyday Grime

Leaf tannins, pollen and the general gray that builds up on any slab that hasn't been washed in a while.

When we turn the pressure down

Pool Decks, Wood Decks and Siding Get a Softer Touch

Pressure washing is the right tool for concrete, but it isn't the right tool for everything, and plenty of damage gets done by people who use it on every surface they can reach.

  • Pool decks are often textured or coated, so we turn the pressure down to clean them without peeling the finish.
  • Wooden decks get a lower pressure than concrete so the boards come clean without splintering, which also gets them ready if you're planning to stain.
  • Siding, brick and stucco belong to our house washing service, where low pressure and the right solution do the job safely.
  • Roofs should never be pressure washed at all. Our roof cleaning page explains why.

Common questions

Pressure Washing Questions, Straight Answers

If yours isn't here, call or text and we'll answer it for you.

How often should I pressure wash my driveway?

Once a year keeps most driveways in good shape. If yours sits in heavy shade or under trees that drop a lot, you'll probably see the green coming back sooner, and that's a good candidate for a maintenance agreement.

Will pressure washing damage my concrete?

Not when it's done right. Too much pressure held too close can etch concrete and leave lines, which is why we use surface cleaners on big flat areas and keep the wand moving. Older or soft concrete gets a lighter touch.

Can you get oil stains out completely?

Fresh oil usually comes out very well. Stains that have soaked in for years often fade a lot without disappearing entirely, and we'll tell you what to expect before we start instead of promising more than the concrete will give.

Is the sidewalk really included with the driveway?

Yes. The driveway's square footage sets the price, and the sidewalk, walkways, curb and front porch come with it at no extra cost.

Do I need to move anything before you come?

It helps to move cars off the driveway and clear patio furniture, planters and anything else off the areas you want cleaned. If something's too heavy to move, let us know and we'll work around it.

How long does it take?

A typical driveway with its sidewalks and walkways takes a few hours. Larger properties or heavy staining can stretch that, and you'll know before we start.
